Plasma Vs LCD Vs LED TVs - What Are the Differences?

In the last 10 years, TV technology has advanced to a great extent and has brought in state of art technologies in providing the finest flat-screen TVs. The most important aspect of the technology used has mainly focused around the size, resolution and compatibility and with this, in the last 5 to 10 years there has been a gradual change in the choice and viewing expectations of people.

Flat Tv Bracket

The manufacturers have now started to put in unique features in their flat-screen TV models making the product having a distinctive advantage of full film effect viewing along with outstanding sound technology. There are various types of flat-screen TVs in the market today, and in order that you could decide between Plasma, LCD, and a LED TV, you ought to know a bit about the differences.

Flat Tv Bracket

Overview of Plasma TV: The display in a Plasma TV is made up of millions of tiny plasma cells, and to put it simply, these cells emit light to create a complete image on the screen when a precise voltage is applied to them.

Plasma TVs available now offer larger screen size than LCDs. The screen sizes of Plasma TVs that are commonly available in the market include, 30 inch, 42 inch, 50 inch and 63 inch models, while the LCD TVs are limited to smaller screen sizes, which range from 10 inch to 40 inch models. Presently larger screen sizes of more than 60 inches are being made available in the market. One favourable point is that, the LCD technology is more flexible, which allows wide variety of screen sizes to be developed.

Advantages on Plasma TVs:
- Plasma TVs are available in larger display screen sizes.
- Plasma has better black levels, and also the contrast ratio.
- Plasma TVs can be viewed from any angle, as long as the viewing angle is between 160 to 180 degrees. - Plasma TVs have top refreshing rate which captures every detail in a fast action scene.
- Plasma screen can display billions of colors, producing smooth gradations of shades, enhancing the picture quality to a great extent, making the images life-like and realistic, responding sharply to fast moving images.

Disadvantages of Plasma TVs:
- Plasma TVS do not perform as well at higher altitudes.
- Plasma TVs are more susceptible to burn-in of static images.
- Plasma TVS are thicker than LCD TVs and hence much heavier.
- Plasma TVs produce glare in brightly lit rooms though some advancement in technology has been made to correct this.

Overview of LCD TVs: LCD TVs have Liquid Crystal Displays, a technology which is seen being used in computer monitors, cell phones, and at times are found in camera screens. LCD screen was first created for computer monitors, and now with the application of the technology in LCD TVs, they seem to be a bit better when you are playing games on your TV. However, the choice entirely depends on the user, since some like the vivid colors in Plasma TV, which comes from its deep black levels.

LCD panels work with liquid crystal solution being sandwiched between two polarized glasses. When an electrical voltage is applied to the liquid crystal, the crystals rotate, and this changes the polarization of the light passing through them. A LCD panel does not generate light by itself. It just filters or subtracts its back light source to create an image on the screen.

Advantages of LCD TVs:
- LCD TVs have better longevity than the Plasma. The average life-span has been predicted as more than 30 years.
- The display of LCD TVs uses lower power compared to Plasma TVs, but has more consumption than LED. - The screen sizes of LCD TVs are available in various sizes starting from computer monitor screens to over 60 inches.

Disadvantages of LCD TVs:
- The TV has a very poor contrast level and responds slower to fast moving images, creating a blur.
- The prices of LCD TVs are higher than the Plasma, and because of the demand and increased production the prices are gradually falling.

Overview of LED TVs: The term 'LED' stands for Light Emitting Diode. It is an electronic component which emits light when a certain voltage potential is applied to its terminals. Though the TV using this technology is call LED TV, but the LED light source is used as the TV's backlight, while the TV screen is actually LCD. Though some current TV models use CCFL (Cold Cathode Fluorescent Lamps), LED form of backlighting remains a far more efficient TV backlight system.

The Advantages of LED TVs are as follows:
- With LEDs as the backlighting source, the TVs have a far better dynamic contrast level than LCD TVs, since it uses a direct backlighting technology.
- LED TVS are ultra thin as much as about an inch in thickness.
- The power consumption of LED TVs are less than the LCD TVs currently available.
- Out of the flat screen TVs available in the market today, LED TVs are considered to be most reliable.

The disadvantage is that LED TVS are higher priced than LCD TVs, but prices are expected to come down with increased production.

The above is an attempt to provide a basic conception about the differences between the three technologies available presently in flat-screen TVs which would help a buyer to decide which TV to buy.

What is the Difference Between Plasma TV, LCD TV and LED TV?

Over the past decade home entertainment technology has really taken some huge leaps forward. Today, the task of buying a new TV is not just a matter of picking your favourite brand or buying the largest size you can afford. There seem to be more options than ever, and this has certainly led to a lot of confusion among consumers. With that in mind, what exactly are the main differences between the different types of TV, and which is the best?

Flat Tv Bracket

Plasma TVs are one of the older types of flat screen. They are relatively cheap to produce meaning that prices are generally low for the screen size, which led to plasma becoming a popular choice with consumers who wanted to get the largest screen for their money. These TVs use a gas, which then turns into plasma when an electronic current is passed through it; the plasma then emits the light to create the pictures. This results in a high quality, realistic picture that doesn't suffer from motion blur. It also offers a particularly wide viewing angle.

Flat Tv Bracket

However, plasma screens do tend to only have a lifespan of about 10-15 years and do use a relatively high amount of energy, which is now frowned upon as many consumers are trying to become more environmentally friendly. Plasma screens are also quite thick, and are very heavy for their size, so they can be awkward to move. The screen is also fairly susceptible to glare, especially in bright rooms.

LCD TVs can trace their roots back to computer monitors and were first introduced at around the same time as plasma TVs. These TVs use the same basic technology as your pocket calculator screen and are backlit with florescent light. They have a much longer lifespan than plasma screens, something in the region of 30+ years, and also use much less power. Traditionally LCD prices were higher than plasma, but as new manufacturing techniques have evolved the prices are now rapidly falling.

While LCD TVs are available in a wide range of sizes, they do offer the worst performance of all the flat screens though, not only do they have the lowest contrast level but they also have a slow refresh rate meaning that motion blur often occurs. The viewing angle is also much narrower than that of plasma TVs, which means that it can be difficult to find a location that offers a good view for everyone, especially in smaller rooms.

LED TVs are actually the next generation of LCD screens, as they are based on a similar technology but use LED backlighting instead of the florescent backlighting found in traditional LCD screens. The new backlighting technology means that they are able to deliver a much more dynamic picture quality, they also use significantly less power than even the most efficient LCD TVs. LED screens can be made to be extremely thin, so they offer consumers the ability to place the TV practically anywhere - indeed it is now commonplace to see TVs fastened to the wall in order to save floor space.

As this is still a relatively new development, LED screens do tend to be more expensive than their LCD counterparts. However as LED TVs become more widespread the cost of production is expected to drop significantly, which will be reflected through dramatically lower prices in-store. Having said that, LED technology is considered to be the most reliable of all the flat screen formats so many people don't mind paying a little bit more.

The world of home entertainment can certainly be a confusing place, especially as new advances in technology seem to come along on an almost monthly basis. Hopefully this article has shed some light on the current generation of flat screen TVs, so at least you can stand a fighting chance the next time you venture into the home entertainment section of the electronics store.

Walgreens, CVS, and Rite Aid - What RE Investors Should Know in 2011

Walgreens, CVS or Rite-Aid: Which Tenant Is Best in 2011?

Flat Tv Bracket

There are 3 major drugstore chains in the US: Walgreens, CVS, and Rite Aid. Below are some key statistics about the 3 major drugstore chains as of July 2010:

Flat Tv Bracket

Walgreens ranks #1 with market cap of .33 Billion, .25 Billion in revenue, and S&P rating of A+. According to Walgreens, 75% US population lives within 3 miles from its stores. On Oct 1, 2009, Walgreens opened its 7000-th store in Brooklyn, New York. In April 2010, it acquired 258 Duane Reade drug stores in New York Metropolitan area. CVS ranks #2 with market cap of .09 Billion, .1 Billion in revenue (CVS revenue alone is less than Walgreens if revenue from its Caremark group is taken out), and S&P rating of BBB+. CVS opened its 7000-th store in Little Canada, Minnesota on October 5, 2009 and currently operates 7025 drug stores.. Rite Aid ranks #3 with market cap of 9 Million, .53 Billion in revenue, 4780 drug stores and S&P rating of B-.

Investors purchase properties occupied by these drugstore chains for the following reasons:

The drugstore business is very recession-insensitive. People need medicine when they are sick, regardless of the state of the economy. Both rich and poor people in the US have access to medicine. Some even argue that low-income people use more medicine due to free or low-cost drugs offered by government-assisted programs. So the tenants should do well during tough time and have money to pay rent to landlords. The drugstore business has a good prospect in the US: People are living longer and need more medicine to sustain longevity, e.g. Actonel for osteoporosis, Aricept for Alzheimer's symptoms. Older people tend to use more medicine than younger ones as they often have more medical problems. As the 78 million baby boomers are getting closer to retiring age starting from 2008, the drugstore chains anticipate the demand for medicine to increase in next 20 years. The drug market continues to expand as the US population will continue to grow. More and more Americans suffer from various diseases. The number of Americans suffers from seasonal allergies doubled in the last 15 years to 37 million people per Fortune magazine. They spent .4 Billion in 2009 for allergy drugs. As their waist lines balloon (75% of Americans are forecasted to be either overweight or obese by 2020), more Americans are diagnosed with diabetes, high cholesterol at younger and younger ages. In addition, doctors also recommend treating various diseases sooner than later due to better understanding about the diseases. For example, doctors now prescribe antiretroviral drugs for patients soon after infected with HIV virus instead of waiting for the infection to become AIDS. More doctors combine insulin with oral medicines to treat type-2 Diabetes instead of just oral medicines alone. All these factors increase the size of the drug market. Advance in genetic engineering has introduced various new genetic DNA testing kits which allow the genetic diagnosis of vulnerabilities to inherited diseases and disorders. Genetic testing is currently the highest growth segment in the diagnostics industry. Some of these genetic tests will probably transform into direct-to-consumer testing kits available in drug stores in the near future. Upon FDA approval, these new products will potentially bring in additional revenue for drug stores. The passage of Health Care Reform Bill on March 23, 2010 provides insurance coverage to an estimated 33 million more American. This is a major present to the drugstore industry. There are new drugs to treat previously untreatable illnesses, and new diseases, e.g. Viagra for men's unhappiness, Zoloft for depression, Avastin for colon cancer, Herceptin for breast cancer, Nicotine patches for smokers to kick the habit, Tamiflu for a potential bird flu pandemic, vaccine for swine (H1N1) flu pandemic, Tekturna/Rasilez for hypertension and various new drugs for AIDS and Attention Deficit Disorder (ADD). The new medicines are very expensive, e.g. a year's supply of Avastin costs about ,000. Eli Lilly has sold about .8 billion of Zyprexa in 2007 for schizophrenia and yet most people have never heard of this medicine. There are existing drugs now approved to treat new illnesses and thus increase their sales revenue. For example, Lyrica was originally intended to treat pain caused by nerve damage in people with diabetes. It is now approved by FDA to treat Fibromyalgia which affects 5.8 million Americans per WebMD. Big advances in genetics, biology and stem cells research are expected to produce a new class of drugs to treat diabetes, Parkinson's and various rare genetic disorders. For example the new drug Ilaris from Novartis targets genetic causes of an inherited disorder that there are only 7000 known cases worldwide. However, Novartis hopes to gradually broaden its drugs to a blockbuster drug to more common disorders caused by similar genetics. Technology and modern life introduce and require new products, e.g. pregnancy test kits, Lamisil for stronger clearer toe nails, Latisse for longer & thicker eyelashes, Premarin for menopausal symptoms, diabetic monitors, electronic toothbrushes, contact lenses, lenses cleaners, diet pills, vitamins, birth-control pills, IUDs, nutrition supplements and Cholesterol-lowering pills (Americans spent nearly B in 2006 on Cholesterol medications alone per IMS Health, a Connecticut-based consulting company that monitors pharmaceutical sales.) There are also more surgeries: C-sections, Kidney transplants, open-heart triple by-pass, and breast augmentations. More surgeries mean more medicines are needed such as Vicodin for pain management and Warfarin to prevent blood clots in surgeries. Before the customers can get to the medicine aisles or pharmacy counters, they have to pass by chocolates, sodas, digital cameras, watches, toys, dolls, beers and wines, cosmetics, video games, flowers, fragrances, and greeting cards. Drug stores hope you use the one-hour photos services and exchange your liquid propane tanks there. The stores also carry seasonal items, e.g. Halloween costumes, and "As Seen on TV" merchandise, e.g. Shamwow. As a result, customers buy more than their prescriptions and medicine in these drugstores. Rite Aid sells more 28,000 non-pharmacy items in its stores while Walgreens has 22,000 different items on store shelves. CVS reported that non-pharmacy sales represented 30% of the company's total sales in January of 2007. The figure for Walgreens is 34% and 37% for Rite Aid. Many pharmacy locations are in effect convenience stores especially ones that are in residential or rural areas. And so Walgreens hopes that customers also pick up WD-44, and screw drivers at its stores instead of at Home Depot; Thai Jasmine rice, and fish sauce to avoid a trip to Safeway or Kroger Supermarkets. During the recession, sales of these non-drug items are down as customers buy what they need and not what they want. Walgreens tries to reduce the number of items by 4000. It also introduces its own private label which has higher profit margins. There are more and more generic medications on the market as a number of enormously popular brand-name blockbusters will lose their 20-year long patents, e.g. Lipitor (best selling drug in the world to lower cholesterol) in 2010, Viagra (you know what it's for) in 2012. Drugstores prefer to sell generic drugs to customers due to higher profit margins than the brand-name medications. Some people are addicted to pain killers, e.g. Hydrocodone and consume a large amount of medicine, e.g. 30-day dosage in a day to get high. According to testimony from the National Institute on Drug Abuse, US retail pharmacies dispensed nearly 180 million prescriptions in 2007 for opiates, e.g. Hydrocodone. A high percentage of these prescriptions are probably not used for any legitimate medical purposes. This author estimates that at least 10% of the dispensed prescription drugs are not used at all and sit idle in the medicine cabinets. They are eventually expired and thrown away. These companies sign very long-term, NNN leases, guaranteed by their corporate assets. This makes the investment in the underlying property fairly low risk, especially for Walgreens with an A+ S&P rating. In fact, these properties are sometimes referred to as investment-grade properties. Once the drugstore chains sign the lease, they pay the rent promptly and timely. This author is not aware of any properties leased by one of these drugstore chains in which the tenants failed to pay rents. Even when the stores are closed due to weak sales (Walgreens closed 119 stores in 2007), these companies may sublease the properties to other companies and continue to pay rents on the master leases. A typical Walgreens lease consists of 20-25 year primary term plus 8-10 five-year options. During primary term and options, there will be no rent increases in most of the leases. This is the main disadvantage of investing in Walgreens drugstores. A typical CVS lease consists of 20-25 year primary term plus 4-5 five-year options. The rent is normally flat during the primary term and then there is a 2.5%-10% rent increase in the in each 5-year option. A typical Rite Aid lease consists of 20-25 year primary term plus 4-8 five-year options. The lease often has a rent increase every 5-10 years.

Investment Risks: Although the pharmacy business in general is recession-insensitive, there are risks involved in your investment:

The main downside about investing in pharmacies is there is little or no rent bump for a long time, e.g. 20-50 years, especially for Walgreens. So the rent is effectively reduced after inflation is factored in. This is one of the main reasons these properties do not appeal to younger investors. The 3 drugstore chains now have a new formidable competitor, Wal-mart. Wal-mart sells prescription drugs in more than 4000 Wal-mart, Sam's Club and Neighborhood Market stores in 49 states. The retail giant is known for launching in 2006 a highly-publicized generic prescription drug program which now sells 350 generic medications for a 30-day supply. The actual number of medications is less as the medications with different strengths are counted as different medications. For example, Metformin 500 mg, 850 mg, and 1000 mg are counted as 3 medications. Wal-mart probably makes very little profits on these medications if any. However, the marketing campaign--created by Bill Simon, the President and CEO of Wal-mart US, generates a lot of publicity for Wal-mart. Wal-mart hopes to draw customers to its stores with other prescriptions where it has higher profit margins. In an unscientific survey with just one brand-name prescription of Lyrica, this author finds the lowest price at Costco, the highest price at Walgreens and Wal-mart at the middle. Other drug chains try to counter Wal-mart in different ways. Target now offers the same 350 generic medications for for a 30-day supply. Walgreens has a Prescription drugs club with membership fee which offers 1400 generic medications for as little as /week. CVS says it will match any offers from its competitors. Chief Business Correspondent Rick Newman from US World & News Report predicted that Rite Aid might not survive in 2009. While Rite Aid is still around in 2010, dire predictions continue. The study by Audit Integrity gave Rite Aid about a 10.5 percent chance of filing for bankruptcy in 2010. Drugs are also sold in thousands of supermarkets, Target stores, and Costco warehouses. However, there are no drive-thru windows at these stores or Walmart to conveniently drop off the prescriptions and pick up medicines. Customers will not be able to pick up their prescriptions during lunch hour or after 7PM at Target stores or supermarkets. They need to have membership to buy medicines at Costco. Others may not fill their prescriptions at Walmart because they don't want to mingle with typical Walmart customers who are in lower income brackets. And some babyboomers don't want their prescriptions filled at Target or Walmart because there are no comfortable chairs for them to sit down to wait for their medicines. Many leases in areas with hurricanes and tornados are NNN leases with the exception of roof and structure. So if the roof is damaged, you will have to pay for the expenses. The tenant may move to a new location down the road or across the street when the lease expires. This risk is high when the property is located in small town where there is low barrier for entry, i.e. lots of vacant & developable land. The tenant may ask for rent concession to improve its bottom line. The possibility is higher if the tenant is Rite Aid and if the store has low sales revenue and/or higher than market rent. More Americans are walking away from their prescriptions, especially the most expensive brand-name medicines. This may have negative impact on the sales revenue and profits of drug stores and consequently may cause drug store closures. According to Wolters Kluwer Pharma Solution, a health-care data company, nearly 1 in 10 new prescriptions for brand-name drugs were abandoned by people with commercial health plans in 2010. This is up 88% compared to 4 years ago just before the recession began. This trend is driven in part by higher and higher co-pays for brand name drugs as employers are shifting more insurance costs to their employees.

Among 3 drugstore chains, Walgreens and CVS pharmacies in general have the best locations-at major intersections while Rite Aid has less than premium locations. Walgreens tends to hire only the top graduates from pharmacy schools while Rite Aid settles with bottom graduates to save costs. When possible all drugstore chains try to fill the prescriptions with generic medications which have higher profit margins

Walgreens: the company was founded in 1901 by Charles Walgreen, Sr. in Chicago. While the company has existed for more than 100 years, most stores are only 5-10 years old. This is the best managed company among the three drugstore chains and also among the most admired public companies in the US. The company has been run by executives with proven track records and hires the top graduates from universities. Due to its superior financial strength--S&P A+ rating-- and premium irreplaceable locations, properties with leases from Walgreens get the highest price per square foot and/or the lowest cap rate among the 3 drugstore chains. In addition, Walgreens gets flat rent or very low rent increase for 20 to 60 years. The cap rate is often in the low 6% to 7.5% range in 2009. Investors who buy Walgreens tend to be more mature, i.e. closer to retirement age. They are looking for a safe investment where it's more important to get the rent check than to get appreciation. They often compare the returns on their Walgreens investment with the lower returns from US treasury bonds or Certificate of Deposits from banks. Walgreens opened many new stores in 2008 and 2009 and thus you see many new Walgreens stores for sale. It will slow down this expansion in 2010 and focus on renovation of existing stores instead

CVS: CVS Corporation was founded in 1963 in Lowell, MA by Stanley Goldstein, Sidney Goldstein, and Ralph Hoagland. The name CVS stands for "Consumer Value Stores". As of 2009, CVS has about 6300 stores in the US, mostly through acquisitions. In 2004, CVS bought 1,200 Eckerd Drugstores mostly in Texas and Florida. In 2006, CVS bought 700 Savon and Osco drugstores mostly in Southern California. And in 2008 CVS acquired 521 Longs Drugs stores in California, Hawaii, Nevada and Arizona for .9B dollars. The acquisition of Long Drugs appears to be a good one as it CVS does not have any stores in Northern CA and Arizona. Besides, the price also included real estate. It is also bought Caremark, the largest pharmaceutical services company and changed the corporation name to CVS Caremark. When CVS bought 1,200 Eckerd stores, it formed a single-entity LLC (Limited Liability Company) to own each Eckerd store. Each LLC signs the lease with the property owner. In the event of a default, the owner can only legally go after the assets of the LLC and not from any other CVS-owned assets. Although the owner loses the guaranty security from CVS corporate assets, this author is not aware of any incident where CVS closes a store and does not pay rent.

Rite-Aid: Rite Aid was founded by Alex Grass (he just passed away on Aug 27, 2009 at the age of 82) and opened its first store in 1962 as "Thrif D Discount Center" in Scranton, Pennsylvania. It officially incorporated as Rite Aid Corporation and went public in 1968. By the time Alex Grass stepped down as the company's chairman and chief executive officer in 1995, Rite Aid was the nation's largest drugstore chain in terms of total stores and No. 2 in terms of revenue. His son, Martin Grass, took over but was ousted in 1999 for overstatement of Rite Aid's earnings in the late 1990s. Rite Aid is now the weakest financially among the 3 drugstore chains. In 2007, Rite-Aid acquired about 1,850 Brooks and Eckerd drugstores, mostly along the East coast to catch up with Walgreens and CVS. In the process, it added a huge long term debt (currently owes over .69 Billion) and is the most leveraged drugstore chain based on its market value. The integration of Brooks and Eckerd did not seem to go well. Revenue from some of these stores went down as much as 20% after they change the sign to Rite Aid. In 2009, Rite-Aid had over 4900 stores and over Billion in revenues. The figures went down in 2010 to 4780 stores and .53 billion in revenue. On January 21, 2009 Moody's Investor Services downgraded Rite Aid from "Caa1" to "Caa2", eight notches below investment grade. Both ratings are "junk" which indicate very high credit risk. Rite Aid contacted a number of its landlords in 2009 trying to get rent concession to improve the bottom line. In June 2009, Rite Aid successfully completed refinancing .9 Billion of its debts. However, it continues to struggle in 2010 as same store sales decreased 2.5% in June, 1.7% in May, 1% in April,.1% in March, 3.2% in February, and 2.1% in January..

Things to consider when invested in a pharmacy

If you are interested in investing in a property leased by drugstore chains, here are a few things you should consider:

If you want a low risk investment, go with Walgreens. In stable or growing areas, the degree of safety is the same whether the property is in California where you get a 6% cap or Texas where you may get a 7.5% cap. So, there is no significant advantage to invest in properties in California as the property value is based primarily on the cap rate. In 2010, the offered cap rate for Walgreens seems to come down from 7.5%-8.4% in 2009 to 6.5%-7.5% for new stores. If you are willing to take more risk, then go with Rite-Aid. Some properties outside of California may offer up to 10% cap rate in 2010. However, among the 3 drug chains, Rite Aid has 10.5% chance of going under in 2010. Should it declare bankruptcy, Rite Aid has the option to pick and choose which locations to keep open and which locations to terminate the lease. To minimize the risk that the store is shuttered, choose a location with strong sales and low rent to revenue ratio. Financing should be an important consideration. While the cap rate is lower for Walgreens than Rite Aid, you will be able to get the best rates and terms for Walgreens. A 7.25% cap Walgreens with 5.25% interest rate on the loan will generate more cash flow than a 10% cap Rite Aid with 9% interest rate (if you could find a lender for Rite Aid). If you are not a conservative investor or risk taker, you may want to consider a CVS pharmacy. It has BBB+ S&P credit rating. Its cap rate is higher than Walgreens but lower than Rite Aid. Some leases may offer better rent bumps. On the other hand, some CVS leases, especially for properties in hurricane areas, e.g. Florida are not truly NNN leases where landlords are responsible for the roof and structure. So make sure you adjust the cap rate down accordingly. Some of the CVS locations have onsite Minuteclinic staffed by registered nurses. Since this clinic idea was introduced recently, it's not clear having a clinic inside CVS is a plus or minus to the bottom line of the store. All 3 drugstore chains have similar requirements. They all want highly visible, standalone, rectangular property around 10,000 - 14,500 SF on a 1.5 - 2 acre lot, preferably at a corner with about 75 - 80 parking spaces in a growing and high traffic location. They all require the property to have a drive-thru. Hence, you should avoid purchasing an inline property, i.e. not standalone and property with no drive-thru windows. There is a chance that these drugstores may not want to renew the lease unless the property is located in a densely-populated area with no vacant land nearby. In addition, if you acquire a property that does not meet the new requirements, for example a drive-thru, you may have a problem getting financing as lenders are aware of these requirements. If the pharmacy is opened 24 hours a day, it is in a better location. Drugstore chains do not open the store 24 hours day unless the location draws customers. Many properties may have a percentage lease, i.e. the landlord can get additional rent when the store's annual revenue exceeds a certain figure, e.g. M. However, the revenue used to compute percentage rent often excludes a page-long list of items, e.g. wine and sodas, tobacco products, items sold after 10 PM, drugs paid by governmental programs. The excluded sales revenue could account for as much as 70% of store's gross revenue. As a result, this author has seen only 2 stores in which the landlord is able to collect additional percentage rent. The store with a percentage rent is required to report its monthly sales to the landlord. As an investors, you want to invest in a store with strong gross sales, e.g. over 0 per square foot a year. In addition, you also want to check the rent to revenue ratio. If the figure is in the 2-4% range, the store is likely to be very profitable so the chance the store is shut down is low. It does not matter how good the tenants are, avoid investing in declining and/or low-income areas or small towns with less than 30,000 residents within 5 miles ring. In a small town, it may be the only drug store in town and captures most of the market share. However, if a competitor opens a new location in the area, revenue may be severely affected. These properties are easy to buy now and hard to sell later. In 2009 where the credit market is tight, you may have problems finding a lender to finance these properties. Many properties have an existing loan that the buyer must assume. If you have a 1031 exchange, think twice about buying this property. You should clearly understand loan assumption requirements of the lenders before moving forward. Should you fail to assume the existing loan (assuming an existing loan is a lot more difficult than getting a new loan), you may run out of time for a 1031 exchange and may be liable to pay capital gain. With few exceptions, drugstore chains do not own the stores they occupy for several reasons. Here are just a couple of them: They know the pharmacy business but don't know real estate. Stock investors also don't want Walgreens to become a real estate investment company. Owning the real estate will require them to carry lots of long term debts which is not a brilliant idea for a publicly-traded company. About 10% of the drugstore properties for sale and typically CVS pharmacies require very small amount of equity to acquire, e.g. 10% of the purchase price. However, you are required to assume an existing fully-amortized loan with zero cash flow. That is, all of the rent paid by the tenant must be used to pay down the loan. The cap rate may be in the 7% range, and the interest rate on the loan could be attractive in the 5.5% to 6% range. Hence, the investor pays off the loan in 10 to 20 years. However, the investor has no positive cash flow. This requires you to come up with outside cash to pay income tax on the rental profits (the difference between the rent and mortgage interest). The longer you own the property, the more outside cash you will need to pay income taxes as the mortgage interest will get less and less toward the end. So who would buy this kind of property? The investors who have substantial losses from other properties. By acquiring this zero cash flow property, they may offset the income from the drugstore tenant against the losses from other investment properties. For example, a property has 5,000 of rental profits a year, and the investor also has losses of 0,000 from other investment properties. As a result, the combined taxable profits are only ,000. The uninformed investors who fail to consider that they have to raise additional cash to pay income taxes.

Out of the Box Thinking If you put too much weigh on the S&P rating of the tenants, you may end up either taking a lot of risks or passing up good opportunities.

Good location should be the key in your decision on which drug store to invest in. It's often said a lousy business should do well at a great location while the best tenant will fail at a lousy location. A Walgreens store that is closed down later on (yes, Walgreens closed 119 stores in 2007) is still a bad investment even though Walgreens continues paying rent on time. So you don't want to blindly invest in a drug store simply because it hasa Walgreens sign on the building. No company is crazy enough to close a profitable location. It does not take a rocket scientist to understand that a financially-weak company like Rite Aid will make every effort to keep a profitable location open. On the other hand, a financially-strong Walgreens will need justifications to keep an unprofitable location open. So how do you determine if a drug store location is profitable or not if the tenant is not required to disclose its profit & loss statement? The answer is you cannot. However, you can make an educated guess based on store's annual gross revenue is often reported to the landlord as required by the percentage clause in the lease. With the gross revenue, you can determine the rent to income ratio. The lower the ratio, the more likely the store is profitable. For example, if the annual base rent is 0,000 while the store's gross revenue is M then the rent to income ratio is 5%. As a rule of thumb, it's hard to make a profit if this ratio is more than 8%. So if you see a Rite Aid with 3% rent to income ratio then you know it's likely a very profitable location. In the event Rite Aid declares bankruptcy, it will keep this location open and continue paying rent. If you see a Rite Aid drug store with 3% rent to income ratio offering 11% cap, chances are it's a low risk investment with good returns. The weakness of corporate guaranty from Rite Aid is probably not as critical and the risk of having Rite Aid as a tenant is not really that significant. Drug stores with new 25 years leases tend to sell at lower cap, e.g. 7-7.5% cap on new stores versus 8.0-8.5% cap on established locations with 8-10 years remaining on the lease. This is because investors are afraid that the tenants may not renew the leases. Unfortunately, lenders also have the same fear! As a result many lenders will not finance drug stores with 2-3 years left on the leases. The fact that drugstores with new leases have a premium on the price means they have potential of 10% depreciation (buying new at 7.3% cap and selling at 8.3% cap when the leases have 10 year left). Some investors will not consider investing in drug stores with 5-10 years left on the lease. They might simply ignore the fact that the established stores may be at irreplaceable locations with very strong sales. Tenants simply have no other choices other than renewing the lease.

Did God Pronounce a Curse on the White House For 2012?

This article first appeared 31 Dec. 2007. It was last updated Oct. 15, 2011. The 2007 date is important in order to show that it was essentially an accurate prediction, even with updates, some of which are called to your attention with [brackets].

Will Elijah & Elisha Purge Washington of Corruption?

Flat Tv Bracket

In Old Testament time, Elijah was part of a movement to purge the two governments of Israel and Judea. Over 1,000 leaders were dead by the time the purge ended.

In Malachi, we read that an end-time ministry of Elijah's would repeat just before the return of Jesus Christ. We are told that a ministry of an end-time Elijah would be necessary in order to save the nation. If our end-time Elijah were to fail, God would give up on the United States and destroy it.

Are we to understand that an end-time Elijah and an end-time Elisha will clean up Washington DC in order to prevent God from destroying the United States?

It is true that corruption is out of control at this time in American history. And, leaders are not taking serious action to control either corruption or themselves. On the contrary, they are avoiding serious action. They like things just as they are.

Can we seriously believe in an end-time Elijah?

Everything in this article is a prediction. But, this article contains successful predictions that are based on in-depth Bible study.

For example, in 1991 this same study successfully predicted the election of an unknown candidate named Bill Clinton to the presidency in 1993. At the same time it predicted the future position of his wife, Hillary Clinton, in the White House. She need not be president.

That was 16 years ago. Those successful predictions demonstrate the accuracy of this particular Bible study. This same study has also revealed a coming purge of hundreds of government leaders in the US and the death of the British prime minister. The purge would end in 2015 or 2016.

This Bible study compares our contemporary world to the ancient world. It assumes that history repeats itself. As a matter of fact, it predicts that history will repeat itself almost exactly. The United States and Britain are about to repeat history.

Those who cannot learn from history are doomed to repeat it. G. Santayana, philosopher

This Bible study draws a parallel between the Government of the United States and the government of ancient Israel, which had its capital in Samaria. We would say that Samaria became Washington DC. At the same time this study draws a parallel between the Government of Britain and the government of Judea, which had its capital in Jerusalem. We would say that Jerusalem became London.

There was a time span of 22 years during which wicked King Ahab ruled Israel. If dates by historians were dependable, we would correspond that span of time with 1989 to 2012. Jezebel, the treacherous wife of Ahab, reined for a few years after Ahab died. [Since God would shorten time in the end time, we might figure the end of end-time Jezebel to be 2015 or 2016.]

INSET-At this point, I hate to confuse the reader with technicalities. If you are a casual reader, just skip over this inset. Ahab's reign corresponds to two overlapping presidential reigns. One reign is the Bush family reign, which was from 1989 to 2008. The other reign is the Clinton/Hillary reign, which will have been from 1993 to 2012. Hillary would continue past 2012, because Jezebel continued to reign after Ahab died.

Timelines indicate that God activated Elijah 3 years into the reign of Ahab. That corresponds to 1991. So, the end-time ministry of Elijah would be a 22-year span from 1991 to 2012. End-time Elijah is one of God's Two Witnesses. So, the ministry of God's Two Witnesses would normally have been from 1991 to 2012. However, they would continue after 2012 because Elijah would complete his ministry through the Two Witnesses. (When God took Elijah to Heaven, it was to metaphorically illustrate that the ministry of Elijah was postponed until the end of time. In the end of time, Elijah would return from Heaven in order to continue his ministry.)

After the ministry of Elijah, God continued to destroy the dynasty of Ahab and Jezebel through the ministry of Elisha. The end-time ministries of both Elijah and Elisha would deal with corrupt leaders in the governments of the United States and Britain.

The sons of Ahab ruled for several years after the death of Ahab. In other words, corrupt presidents would continue after 2012. (We need to give some leeway for dates because historians give different dates for Ahab and his sons.) The end of Jezebel and her evil sons could correspond to a military coup in 2015 or 2016.

Read your Bible to ascertain upcoming events through comparison. Queen Jezebel continued Ahab's dynasty after Ahab died in battle. But, she was not a monarch because Ahab's sons reigned as kings. You can read in the second Book of Kings about the end of Ahab's family dynasty and how God used an army commander named Jehu to restore a pro-God government.

There could be more than one US Army General who shares identifying characteristics with General Jehu. Two possibilities could be General Colin Powell and General David Petraeus because they were in war, Queen Elizabeth knighted them, they are pro-God and either of them would jump at a chance to become a president of the United States, even if the position were not achieved through the normal election process.

Sometime in 2015 or a following year, two US Army Generals could intervene in Washington DC in order to save the US Government. The assent of end-time Jehu would not be by normal election procedure, and it would be called a military coup in our time. The correct identity of end-time Jehu, along with the year of their coup, will become clearer as the event draws near.] -INSET END

Why did I choose the year 2012 as a transitional year? That would be the year that Jesus Christ would begin to save the Government of the United States by eliminating presidents that were too corrupt. The year 2012 was provided by prophecy timelines that were encoded into the Washington Monument and our National Seal by America's Christian Forefathers. Those timelines give the dates of end-time events affecting the governments of the United States and Britain.

In the 22 years that lead up to 2012 AD, government decisions and policies are comparable to those decisions and policies of wicked King Ahab and his treacherous wife Jezebel.

British Prime ministers are compared to righteous King Jehoshaphat. This is a very favorable comparison. Jehoshaphat had only one vice that God was angry about; Jehoshaphat associated with Ahab and Jezebel. In the end-time, we would say that Prime Ministers John Majors and Tony Blair had only one fault that angered God. They associated with American presidents.

God cursed almost everything that Ahab and Jezebel did. Jehoshaphat could only lose by joining Jews to Israelites. Today, we would say that British prime ministers could only lose by involving their nation with the ventures of American presidents.

As of 2007, Great Britain has had righteous leadership in the eyes of God. But, British leadership will change. That change is not acceptable to God. And, He is going to do something drastic about it [probably in 2015 or 2016].

History of the Masonic Calendar

If we were to seriously compare Old Testament Israel to the United States, we would conclude that there is now a curse on the nation's leadership.

The Forefather's Prophecy Calendar identifies the year 2012 as the time of the end of Elijah's work. Elijah's work was mainly about the purging of corrupt Ahab. So, Elijah's 22-year ministry ran parallel to the 22-year reign of Ahab. In order words, we would expect end-time Ahab and his evil sons to die sometime between 2012 and 2015 AD. [We use some leeway with dates because historians give different dates.]

The span of years of the curse on the White House and 10 Downing Street is understood with the aid of a divine calendar of events that God had created before He created the Earth. In my opinion, the history of this astonishing timeline is the history of Freemasonry.

Enoch discovered this magical calendar of events. Enoch might have been the first Freemason, other than God Himself. Enoch drew the timeline onto paper as an architectural drawing. Like Elijah, Moses, Daniel and John, Enoch has an end-time ministry in the bodies of the Two Witnesses of God.

Bible students have long debated about the identities of God's Two Witnesses. Some say that one is Enoch. Some say that one is Moses. Some say that one is Elijah. And they could also be Daniel and John because those two prophets were told that they would prophecy again in the end time.

The truth is that all these people reappear in the bodies of God's Two Witnesses. You might ask why Enoch, of all people, would reappear in the bodies of God's Two Witnesses. It is Enoch's magical timeline of end-time events that reappears with God's Two Witnesses.

This ancient drawing is being used by God's Two Witnesses to understand end-time prophecy. With the aid of Enoch's timeline, they are able to write books that unseal prophecy and provide dates of end-time events for Christian readers.

Although Enoch was the one to put the divine calendar onto paper as an architectural drawing, others used the drawing to build monuments. The Great Pyramid was the first Freemason monument to God that we know of. Job could have been a genius who used Enoch's drawing to understand the Great Pyramid. The way that God spoke to Job indicates that Job was an architectural genius. The actual construction of the Great Pyramid might have been done by yet another genius at a prior time.

Regardless, the divine calendar was encoded into the Great Pyramid. That is why the Pyramid has prophetic abilities. One might think that the Great Pyramid is just a pile of rocks. Some experts say that it is amazing that ancient man was intelligent enough to make a pile of rocks. The truth is that the Great Pyramid is by far mankind's greatest achievement. It required far more genius than the trip to the moon required.

Mankind might be a thousand years away from developing a computer that could tell the future in the way that the Great Pyramid has for 5,000 years. For example, it is amazing that the creator of the Great Pyramid knew that an American president (who turned out to be President George Bush II) would sign papers to begin the War on Terrorism on exactly September 17, 2001. That date had mystified Egyptologists for two centuries.

Another way of stating this phenomenon is that today's most powerful computers cannot match the computing ability of a pile of rocks that was assembled 5,000 years ago.

We never cease to stand like curious children before the great mystery into which we were born. -Einstein

The craftsmen who created the Tabernacle of God used the same architectural drawing that was used to construct the Great Pyramid. Moses was given divine understanding with which to supervise construction of God's Tabernacle. This is why it is said that Moses is one of God's Two Witnesses. In a sense, the Two Witnesses of God are building the last Tabernacle of God, which is spiritual in nature and is composed of Christians (Book of Zechariah).

The latest architectural use of the divine calendar was the Washington Monument. Because the divine calendar was used, the monument also has prophetic abilities to complement those of the Great Pyramid and the Tabernacle of God.

It is this particular monument that speaks about the purge that is about to come upon the US Government and the British Government. This makes sense because Masonic Forefathers were concerned about America's future, about presidents and about leaders of Western nations who would be in office as events of the end time transpired.

We can thank God that He is content to purge Western governments of corrupt leaders rather than destroy our beloved nation and other representative governments of the world.

Unless the Lord had shortened those days, no life would have been saved; but for the sake of the elect, whom He chose, He shortened the days. (Mark 13:20)

The divine calendar clearly shows a compressing of time in the years that lead up to 2022, the Day of Judgment. Years are reduced to fractions. This shortening of time is good because we do not want God to be too angry with our leaders for too long. Innocent citizens could get hurt as collateral damage.

God rules Christian Israel

America's Christian Forefathers were dead serious about the United States Government being under God.

After God threw ancient Israelites out of His sight and disowned Jerusalem, He began the creation of a new nation of Israel that would be spiritual in nature.

The LORD had said: I will put Judah out of my sight as I put Israel out of my sight. I will reject Jerusalem, the city that I chose, and I will reject the temple where I said my name would be. (2 Kings 23:27)

God created Christian Europe in combination with the Christian United States as His new spiritual Nation of Israel. The United States is New Testament Israel. Washington DC is a New Testament Jerusalem. Elijah is a prophet of and to New Testament Israel, and he will purge Israel's government as he did before.

In a sense, the White House and 10 Downing Street are Christ's dwelling places. So, He would not put up with corruption for long. He would clean the house when necessary. If this Bible study has accurately interpreted prophecy, a purge is coming very soon and many leaders of today will not be leaders of tomorrow.

Your leaders were not my choices

A citizen might think that leaders are chosen in a fair process. Nowadays, nothing could be further from the truth. Campaigns are firmly in the control of corporate donors.

As a result of this situation, corporations put corrupt puppets into the White House and into Congress. Federal judges and Supreme Court judges are selected because they will be activist puppets.

They have set up kings [presidents], but not ones who would agree with me: they have made princes [senators & representatives] who did not know me [infidels]: of their silver and their gold have they made them idols, that they may be cut off [they took lobby money so that they would not have to answer to voters]. (Hosea 8:4) [my inserts]

So, the truth is that neither God nor man puts our government leaders in power. As a result, power is exercised in darkness and citizens are cheated at every turn. A corrupt system has developed that needs a radical correction. An end-time Elijah needs to initiate that change.

And I will stretch over Jerusalem the line of Samaria, and the plummet of the house of Ahab: and I will wipe Jerusalem as a man wipeth a dish, wiping it, and turning it upside down. (2 Kings 21:13)

The term wipeout pertains to the year 2015 or 2016 because many leaders could indeed be wiped out by the end of that year.

There might not be fire from Heaven like there was in the time of the first Elijah. Then again, terrorist attacks could be involved. Terrorists certainly have brought fire out of heaven, as was the case with 9-11.

Perhaps leaders will topple other leaders until only the good ones remain. That would be a naïve hope.

The social/political environment of Old Testament Israel verged on civil war. So, America could be near all-out civil war. A bad economy would provoke social unrest. We do see frightening signs of drought and diseases. Respected economists are warning of another Great Depression. Violent confrontations between left and right activists could trigger civil war.

Poetic Justice

How would corrupt leaders be purged? It is apparent from reading the Bible that God likes corrupt people to get poetic justice.

That means that corrupt leaders would meet their fates in the same manner they harmed others. For example, a president who had secretly arranged the downfall of an innocent person would fall in the same manner.

I do not want to graphically describe the upcoming situation so I use the term downfall. If you want more graphic descriptions of conditions, read the Books of Kings.

God to choose two US military generals

What is on the other side of the purge? By the end of 2016, or a year soon thereafter, God will have put an abrupt end to the end-time dynasty of Ahab and Jezebel.

The year 2012 marks the time that God will have begun to save the Government of the United States by taking direct action to eliminate corrupt presidents. That direct action would reverse 66.6 years of corruption and error on the part of presidents, congressmen and judges.

When we compare the record of Old Testament Israel to the record of New Testament Israel, we see that the United States has not had an acceptable president since Franklin Roosevelt in 1945. God intends to place a new Franklin Roosevelt into the presidency.

It could be that we may need another Franklin Roosevelt because the nation will be in exactly the same economic, political and social situation that it was in during the Great depression and World War II. We are indeed moving toward WWIII (Armageddon) as nuclear weapons proliferate while aggressive regimes threaten world peace.

The two US military generals that God chooses would carry the same burdens that were carried by President Franklin Roosevelt.

[Update 3-11-2010: Colin Powell and David Petraeus could be two US generals to assume control in Washington DC in order to save the US Government. The power of these generals would not be assumed through the normal election process. The reason that God would choose military generals could be to take His people through violent domestic situations at the same time they go through the Battle of Armageddon.

Either General David Petraeus and General Colin Powell could be the general that God chooses to become President in 2015 or 2016, because they both have specific characteristics that match General Jehu who was anointed by God to become King of Old Testament Israel.]

There is another huge reason that God would choose Colin Powell to be president or vice president. But, there is not enough room in this article to explain it.

Suffice it to say that God has been preparing BLACK Americans for positions of leadership. I say prepared because everything in Powell's life has been part of his training for the presidency or vice presidency.

Powell was predestined to be a general. He was predestined to have an endearing public persona. He stands out from corrupt leaders because he is a genuinely decent person.

When Queen Elizabeth knighted both Petraeus and Powell, she might not have realized the profound significance of her action. It was providential. She gave General Petraeus and General Powell some powers over the British Government. The Queen could call on Sir Powell or Sir Petraeus to do her will in Britain. The next ruler of Britain could do the same.

Lawyers might explain the legal dynamics involved. There are Biblical laws to take into consideration. God arranged the knighting of both Petraeus and Powell because He intends to clean house in 10 Downing Street at the same time He cleans house in Washington DC [probably in 2015 or soon thereafter].

The knighting of Sir David Petraeus and Sir Colin Powell was a legal maneuver on God's part in order to give Petraeus and Powell authority and power to do the Queen's will if she requests it. It could also have been a precautionary move on the part of Queen Elizabeth because, ultimately, she must defend the British Government from enemies that are both foreign and domestic.

Powell, a New Deal Republican

Assuming that the particular general whom God will have chosen to lead the upcoming coup, he has a daunting domestic agenda. A human could not accomplish it alone. But, God is firmly behind Powell and he cannot fail unless he purposely slacks off. I do not think he is a slacker.

Powell's agenda is essentially to undo all the wrong that was done by previous presidents for 66.6 years (April 1945-November 2012). The number 666 is not just a coincidence. It is a sign to us that leaders during this 66.6-year span have been men who have followed the ways of the Beast and preyed upon citizens.

God intends to replace those who follow the ways of the Beast with men who follow God and have a pro-citizen agenda. The following are part of Powell's agenda as I see it.

[Update Aug-28-2009: Between FDR death, April-12-1946 and election, Nov-6-2012, are 66 years, 6 months and 6 days. 24314 days or 66.6 years]

Powell must prevent future presidents from committing American troops to endless and winless wars such as the one fought in Korea in the 40s. Powell must control the Military Industrial Complex that came to power in the 50s. Powell must check the tyrannical inclination of egotistical presidents. Arrogant presidents must not prevent generals from winning wars, such as the Vietnamese War. Powell must carefully supervise social programs such as those that had begun in the 60s; if he doesn't make them efficient, fair and foolproof, taxpayers will resent them. Powell must restore freedom of speech to ministers. President Johnson who wrote IRS laws that are clearly unconstitutional purposely nullified their freedom of speech in the 60s. There is no place in the United States that an American citizen, including a minister, cannot talk about politics. He can talk about politics regardless of the building he is in, be it a church or a government building. Powell must insure that presidents cannot abuse their power and perform criminal acts such as spying on political opponents. Powell must bring corporations back under policing of government agencies. Unbridled and shameless greed among corporate leaders has resulted in outsourced jobs and lower wages. To add to the miserable economic situation of American employees, energy corporations have pillaged American consumers at every opportunity. Regulations and government oversight were hard won accomplishments during the leadership of giants like Theodore Roosevelt and Franklin Roosevelt. Powell must end the disinterest and elitism that is characteristic of aristocratic presidents from privileged families. Powell must end campaign corruption by completely outlawing the lobby industry. It has turned the entire government into a whorehouse where politicians do tricks for corporations. And every trick hurts American citizens. Genuine campaign reforms must end ALL political donations. Campaigns must be restricted to government operated TV, radio and Internet sites. Genuine tax reform must be enacted so that corrupt and out-of-control officials and their employees no longer victimize citizens. A sales tax would save citizens from property loss, exploitation and suicides. A flat tax would be a poor second alternative because citizens could still have their property taken away on bogus grounds. Property could still be taken away through the use of outrageous compounded interest and penalties. Victims would still be driven to suicide. Future presidents must be expelled from office for immoral acts that reveal a base and predatory character. Authority and power must return to citizens. The imperial presidency must end forever. Presidents should not have the authority to wage ongoing wars, such as the Iraqi War, without declarations of war by Congress and the vote of the public. Presidents must be forbidden to act in secrecy to create economic empires such as the one that is now being created between Canada, Mexico and the United States. Presidents must not be allowed to keep the borders of the United States open for the mass invasion of illegal laborers. This has been done at the behest of employers in the industrial and farming sectors. Illegal laborers take American jobs, undermine wages, overflow charities, drain social services and create impoverished environments where crime and social problems are cancers on society. Employers encourage illegal labor for the precise purpose of creating a slave labor class that can be exploited and abused with impunity. Such employers need to be imprisoned. Presidents must not be allowed to use tax money to finance the movement of American jobs to foreign nations. Presidents must keep jobs in America so that American workers have jobs. Presidential candidates and acting presidents must be required to take urine and drug tests because drugs can cause dangerous mental and emotional problems. Citizens must be protected from presidents, congressmen and judges with drug-related mental and emotional problems that compel them to assume and exert dictatorial powers.

Trickle down corruption

At this point, we see that this article has returned to the subject that it began with, which is the purging of government by God through an end-time Elijah. We see why a purge would be most welcome and necessary in order to save the nation from self-destruction.

We can understand why God must start at the top of society and purge it of corrupt leaders. It is understood by the phrase, trickle down. After corrupt leaders are eliminated, there will be no more corruption to trickle down.

If you do not like the concept, blame it on one of our presidents. He used the phrase trickle down economics. The phrase is very elitist and reveals the condescending relationship between presidents and citizens.

I hope I have made the end-time work of Elijah more real and logical for you. I hope that you see the need for a purge. I hope that you remember this article when the turnover of leaders seems abnormally high in the years ahead.
